HOME INSPECTION:

Buying a new home is one of the largest investments we make. Every time you hire a Total Home Inspector, you’re giving yourself the best information needed to make an informed and safe investment! Whether you are purchasing your first home, or an investment property, having a professional review the home for deficiencies is one of the smartest choices that you can make. As a home inspection company, our goal is to help home buyers make informed decisions by reporting on vital points of every homeincluding anything that will be a safety or cost concern.

WOOD-DESTROYING ORGANISM (TERMITE):

With every home inspection report, we provide our clients with an additional wood-destroying organism (termite) report. This type of report gives you an evaluation of any past or present WDO activity, as well as any evidence of live or dead WDO's on-site. Both reports will be in PDF format for easy access and emailed directly to our client.

Termites are prevalent in the state of New York and knowing of any past or present termite activity in or around your potential home is extremely necessary to determine your decision. We do our best to observe and report on anything that will either cost our clients money or anything that is deemed unsafe. This is why we believe providing a WDO report is essential for anyone purchasing real estate.

Mold Assessment:

Our certified assessors utilize specialized tools such as moisture meters, thermal imaging cameras, and calibrated air sampling pumps to uncover hidden mold and moisture sources. When necessary, samples including air and surface samples are collected and meticulously analyzed by accredited laboratories to determine mold groups and spore concentrations. It's important to note that sensitivities to different mold types can vary significantly. Minor symptoms like runny noses, itchy throats, coughing, sneezing, and headaches may occur, often mistaken for seasonal allergies. In sensitive individuals or those with compromised immune systems, symptoms can be more severe.

Radon Gas Testing:

Radon is a dangerous, radioactive gas that could be present in your home. Radon exposure is one of the leading causes of lung cancer, and steps can be taken to help ensure your family is not at risk. We at Total Home Inspectors offer radon testing for all clients, helping keep families informed and safe.  All radon samples take at least 48 hours to collect, and laboratory analysis is conducted for every sample taken.  More information on Radon and testing can be found on our radon awareness page. Water Quality Testing:

Especially important for homes that derive their water from private wells, we offer the testing of your water quality to help ensure your water is safe! Testing for harmful bacteria like Coliform & E. Coli, toxic chemicals like Nitrates and Nitrites, and dangerous metals like lead – Total Home Inspectors helps keep you informed and your family safe! Well Flow Testing:

We determine your residential well’s flow rate in gallons per minute (GPM) to ensure all appliances and fixtures receive sufficient water during your daily routine. Understanding this rate helps prevent issues when using multiple water outlets simultaneously, such as showers, washing machines, and dishwashers. Knowing your well’s GPM informs you of any potential water supply limitations. Thermal Imaging:

Our Thermal Imaging Services enhance inspections and mold assessments by detecting insulation deficiencies that can lead to energy loss. This technology also identifies hidden water leaks behind walls or ceilings, typically invisible to the naked eye. Using infrared cameras, Thermal Imaging displays heat signatures as color-coded images, making issues easy to visualize and address.
