How we Inspect

AN INSPECTION BY A TOTAL HOME INSPECTOR

Purchasing a home is one of the biggest investments you will ever make. Having a comprehensive and honest home inspector delivering a true account of all issues within your potential home is crucial in making a knowledgeable purchase.

 

You may find many home inspectors in New York, but very few are informed in mechanical engineering and industrial applications. We take our time to look at every nook and cranny - under cabinets, in crawl spaces, and around windows. This is to ensure the client is aware of all future problems.

Exterior

We begin each inspection with the exterior of the home. During this time, It's essential to do about 2 walkabouts around the property. The foundation, siding, decks, and gutters are all checked. We check all penetrations into the home from vents to exhausts, while looking for any gaps or holes that could allow water or vermin to infiltrate. We also walk the roofs (if safe to do so) or use our state-of-the-art drone to surveillance the top of the house with clear and detailed footage to reveal any problems.

Interior

While entering the home, we will go from room to room inspecting every feature. We check receptacles, switches, fixtures, interior doors, railings, and stairs. In the bathrooms, we check the toilets, sinks, tubs, showers, and ventilation systems. We also inspect the heating and cooling systems, the electrical system, and all installed appliances. A Total Home Inspector looks for any issues that are safety concerns, components that are not functioning properly, and systems and appliances that may be nearing the end of their life expectancy. We also record stains, moisture, or air leakage, along with signs of deferred maintenance or incorrect installation in the report.

Photos are taken at each step of the way and notes are recorded into a PDF document which is sent out to clients within 24 hours of inspection, along with a Wood Destroying Organism (termites) report.
